Identifying and Shortlisting Properties

We perform thorough research utilizing our specialized property analysts and in-depth market understanding to create a concise list of locations and properties that meet all your criteria.

We carry out extensive market research to locate areas and properties that align with your needs, which includes:

In-depth analysis of suburbs including data from RP Data, DSR Score, Residex and Australian Property Monitors
Assessment of potential risks and advantages based on infrastructure and population factors
Evaluation of investment prospects such as capital growth projections
Examination of local market conditions and purchasing patterns
Searching both online and offline for suitable properties
Proactively connecting with each selling agent in the target area
Discovering properties not listed publicly (silent listings)

This results in a list of hundreds of properties, which we further narrow down to a shortlist of the best options (generally 5 or 6). We reach out to each selling agent to obtain an accurate price estimate, avoiding any under-quoting. We also gather important information such as strata fees, land size, and rental return (if applicable). After receiving your feedback on the shortlist, we arrange private inspections for one or multiple properties at your preferred time. If desired, we can inspect on your behalf and provide a report of our findings.

After choosing the properties you are interested in, we perform a market evaluation to verify that it is the best decision for you.

After you choose a property, we utilize our local expertise and database of recent sales comparisons to supply you with an in-depth appraisal report. This helps you determine how much to offer. We will provide you with a suggested price range, giving you a strong advantage over other buyers and preventing you from paying an excessive amount.

Step 5

Negotiate and Success

All of our specialists are trained and highly proficient in property negotiation. Utilizing our market insight and negotiation experience, we guarantee you the best possible price and terms.

After verifying that the property meets your needs, we begin negotiations with the vendor or their representative. With professional expertise and firm negotiation strategies, our goal is to secure the property at the most favourable price. In the case of auctions, we aim to purchase before the event, but if it does proceed, we can bid on your behalf. After the offer is accepted, we strongly suggest getting a building and pest inspection report. Your lawyer will also review the contract to ensure compliance with legal requirements. Please note that separate fees apply for pest and building inspections, strata searches, and legal conveyancing. We keep you updated on any potential issues leading up to settlement and provide support as needed.

For investors, we offer advice on rental values and assist in finding competent local property managers. If the offer is not successful or the auction exceeds your budget, we go back to the shortlist. In challenging markets, consider expanding your search to other areas. On average, our clients secure a property within 30-50 days of engaging our services.
